Summary

Step 1: Notice
    • Non-Statutory: NACM recommends sending a non-statutory notice within 45 days of last furnishing.

Step 2: Lien
  • For services or materials provided on or before the day of the yearly anniversary of a contract; within the earlier of 40 days of receiving certificate of substantial performance or contract completion or abandonment.

Step 3: Foreclosure
  • Within 2 years of recording lien. The owner may bond off a lien with penalty.
