Arkansas Private Time Frames

Step 1: Notice

Residential: Prior to furnishing. See Speed Bumps.
Commercial: Notice to the owner and prime contractor before 75 days of last furnishing. See Speed Bumps.

Step 2: Lien

Serve owner “10 days’ notice” 10 days prior to the filing lien.
Within 120 days after completion, alteration, or repair of a building, structure, or improvement. If the Notice of Completion has been recorded, claimants have 60 days to file a lien.

Step 3: Forclosure

Within 15 months of filing of lien.
