Step 1: Notice
Commercial: No Requirement
Residential: General Contractor provide “homeowner” a written Residential Disclosure statement
before
entering into any contract exceeding $2,000.
Step 2: Lien
File: Within
90 days
of last furnishing labor, material or service.
Serve Owner: Within
5 business days
of filing lien.
Step 3: Foreclosure
Within
6 months
from the date of the recorded lien.
Because of state law considerations suit should be commenced within 5 months of lien.
