Minnesota Private Time Frames


Step 1: Notice
  • Prime Contractors – If a written contract exists the prime provides written notice in the contract. If a written contract does not exist, within 10 days after the work or improvement is agreed upon. Click here for exceptions.
  • Commercial – Within 45 days from first furnishing. Click here for exceptions.
  • Residential -  Within 45 day after first furnishing (see speed bumps).

Step 2: Lien
  • File within 120 days of last furnishing and send notice of the filing to the owner by certified mail.

Step 3: Foreclosure
  • Within 1 year of last furnishing.
