Original Contractor or direct to property owner: Notice required before first invoice and prior to payment.
Residential New Construction: Claimants, record Notice of Rights within5 days of planned closing should the owner for whom work was being performed filed with the recorder of deeds a Notice of Intended Sale 45 days before the sale. Notice of Intended Sale not being filed will not waive claimant’s lien rights. (see Private Residential Considerations)
