Nebraska Private Time Frames

Step 1: Notice

Commercial: No requirement. NACM suggests serving notice 45 days from last furnishing to prompt payment.
Residential: Serve required “Notice of Lien Liability” as soon as possible on protected party, see Speed Bumps.

Step 2: Lien

File within 120 days of last furnishing.

Step 3: Foreclosure

Within 2 years of recording lien or within 30 days of owner’s “Demand to Institute Judicial Proceedings”.
