Step 1: Notice
  • Commercial and residential claims over $10,000: Serve owner and prime contractor within 75 days of last furnishing. (NACM recommends serving notice within 60 days of last furnishing because of 90 day mechanic's lien deadline).

Step 2: Lien
  • Prime Contractor: Within 4 months of last furnishing.
    Others: Within 90 days of last furnishing.

Step 3: Foreclosure
  • Within 1 year of the lien filing.
