Pennsylvania Oil & Gas Lien


  • Oil and Gas falls under the definition of an "improvement" under the PA Act, see Mechanic's Lien Statute for details.

Step 1: Notice
  • New legislation as of 12/31/16: Subcontractors and Suppliers must file a Notice of Furnishing with the PA registry within 45 days after their first furnishing or work.

Step 2:Lien
  • Serve formal notice of intention 30 days before the claim of lien is filed (required - within 5 months of last furnishing).
  • File within 6 months from last furnishing. Serve Notice of Filing a Claim on the owner within 1 month of filing the claim.

Step 3: Enforcement
  • Within 2 years of filing the lien claim.
