Pennsylvania Private Time Frames


Step 1: Notice

Subcontractors and Suppliers must file a Notice of Furnishing with the PA registry within 45 days after their first furnishing or work on improvements costing a minimum of $1,500,000.

Step 2: Lien
  • Serve formal notice of intention 30 days before the claim of lien is filed (required - within 5 months of last furnishing).
  • File within 6 months from last furnishing. Serve Notice of Filing a Claim on the owner within 1 month of filing the claim.

Step 3: Foreclosure
  • Within 2 years of filing the lien claim.
