Wyoming Private Time Frames


Step 1: Notice
  • Serve the owner and prime contactor within 30 days of first furnishing.
  • Warning:  Wyoming notices are required to contain a legal description.

Step 2: Lien
  • The Owner or Owner’s Agent must receive the Notice of Intention to File a Lien 20 days prior to the filing the lien.
  • Prime Contractor: Within 150 days of last furnishing.
  • Others: Within 120 days of last furnishing or from the date the work was substantially completed or substantial completion of the contract to furnish materials occurs (whichever is earlier).
    • Send copy of lien to owner within 30 days.

Step 3: Foreclosure
  • Within 180 days of lien filing.
