Kentucky Private Time Frames


Step 1: Notice
  • NACM suggests serving notice within 45 days of last furnishing to prompt payment.

Step 2: Lien
  • Residential: Serve within 75 days of last furnishing.
  • Commercial:
    • Serve Notice of intent to lien: (Notice of intent not required when contracting direct with property owner)
      • Within 75 days of last furnishing material, labor or services  for claims less than $1,000.
      • Within 120 days of last furnishing material, labor or services  for claims more than $1,000 after last furnishing.
    • File Lien within 6 months from last furnishing. Serve copy of statement of lien on the owner within 7 days after the statement is filed.

Step 3: Foreclosure
  • Within 12 months after filing the Statement of Lien.
